Costs and Services

 

Property Management Fees  -  8% of gross collected rents, as compared to 10%

                                                            

      Basic Services Include:

 

  • Preparing Market Analysis
    • Review of comparable rental properties in surrounding areas
    • Preparing report for owner with suggested rental value

 

  • Advertising and Leasing
    • Display of “For Rent” or “For Lease” signage
    • Placement of Ad with the local newspaper and other advertising sources to optimize exposure
    • Rental Application processing and screening (includes credit and criminal background check)
    • Execution of all leases
    • Renewal and cancellation of existing leases
    • Initiate legal actions as necessary
    • Evictions and recovery of premises, rent, and/or other amounts due
    • Deliver all necessary legal forms and disclosures to tenants as required by law

 

  • Rent Collection
    • Collection of all rents and deposits
    • Disbursement of security and other deposits
    • Deposit of all rents into trust account with FDIC Insured banking institution

 

  • Maintenance
    • Employ, supervise and contract all labor required for operation and maintenance of the property

 

  • Service Contracts
    • Execution of all contracts related to utilities and services for the operation, maintenance, and safety of the property

 


  • Repairs
    • Supervision of repairs, decorating, alterations, and to purchase necessary supplies
    • Management agrees to contact owner for authorization for any expense item in excess of $250, with the exception of monthly or reoccurring operating expenses or emergency repairs

 

  • Disbursements
    • Disbursement monthly from owner’s funds for contractual mortgage payments, property taxes, special assessments, insurance premiums as related to the property
    • Disbursement monthly to management company for all management fees due based on collected rents
    • Disbursement monthly to owner all funds remaining less reserves, after disbursement of all monthly expenses and management fees

 

                                                       

  • Repairs and Maintenance
    • Labor rates start at $25 per hour (Includes most maintenance and regular repairs, such as painting and cleaning)

 

Estimates are given prior to any work performed for more extensive work required, such as alterations, modernization, redecorating, extraordinary repairs, and repairs requiring a skilled technician (plumber, electrician, HVAC, etc.)

 

Other Charges

 

Other services not listed here may be subject to additional charges, but only with the Owner’s prior written authorization.  These services may include:

 

·         Counseling

·         Consultation

·         Problem Solving

·         Court Fees (when manager is required to attend any court or judicial proceedings)

·         Contract management of any outside laborers or third-party vendors related to extraordinary repairs or improvements (not part of normal repairs or maintenance)
